    SMPS SFBAC Sponsor Spotlight: Cumming

    I recently had a chance to touch base with Kim Thompkins, FSMPS, CPSM, Director of Proposals for Cumming, and ask her a few questions about her firm, which is one of our Silverado Trail sponsors.

    Tell us about your firm and services.
    Cumming is a project and cost management firm with approximately 950 team members in 30 domestic and six international offices. Since opening for business Cumming has provided efficient and cost-effective solutions to ensure that our projects are executed on time and within budget. Cumming provides a comprehensive and solutions-oriented suite of services, including full project and construction management, cost management and estimating, scheduling, dispute resolution and avoidance, project controls, and more, all with the goal of enabling our clients to achieve extraordinary results.     How many years have you been in business?
    24 years.

    Could you tell us about some notable projects?
    Certainly. Here are five recent projects:

    BioMed Realty Gateway of Pacific, South San Francisco, CA
    Cumming is providing cost management services for the core and shell of BioMed Realty’s Gateway of Pacific buildings 1 – 3. Gateway of Pacific is a purpose-built, multi-phased development that offers flexible solutions for growing and established life science companies. This fully-integrated approximately 2.0 million square-foot campus is located in an active, urban-park setting. Cumming is also providing cost management services for the fit-out of Traverse, Gateway of Pacific’s  47,000-square-foot amenity center that features two restaurants, a health club, bay and mountain views, and meeting and event space. Construction on Traverse is expected to be complete this year. BioMed Realty has pre-leased to Amgen as a tenant at GOP 2. Cumming is providing cost management services on the Amgen tenant improvement fit-out, with construction to begin in the first quarter of 2021.

    City of Mountain View Rengstorff Community Center, Mountain View, CA
    Cumming provided pre-construction, construction, and cost management as well as LEED commissioning services for the Rengstorff Community Center design and associated construction capital improvement project. This $18 million, 22,000-square-foot building is located on 3.6 acres. Cumming worked with the City and designers to manage scheduling, review submittals and designs, estimate costs, and evaluate project risks to keep the renovation and addition within budget. During construction, Cumming coordinated materials testing and inspection with a third-party testing lab, led weekly OAC meetings, reviewed monthly estimates, and processed change orders on behalf of the City of Mountain View.

    Facebook, Nationwide
    For the last seven years, Cumming has been providing project management, cost estimating, and other support services for Facebook at various locations across the West Coast. This includes projects varying in size from small tenant improvements to new, large-scale, corporate campus developments. Cumming currently has team members deployed to various Facebook projects throughout the greater San Francisco and Seattle regions.

    Cumming has provided exceptional value for Facebook, as evidenced by our repeat hiring for subsequent work. Of particular note, during the construction of their West Campus the market was tight and it was difficult to obtain certain materials in a timely manner. Cumming developed a strategy that incorporated early buyouts, trade negotiation, pre-purchasing, and more, to ensure timely project completion. Click here for more information.

    Kilroy Oyster Point, South San Francisco, CA
    Cumming is providing project management and cost management services for the multi-phased development of Oyster Point in South San Francisco. The project includes the transformation of 81 acres of bay front area into a mixed-use development that will include a state-of-the-art life sciences campus with 3.3 million square feet of research and development offices, new park and recreation space, a vibrant marina environment, and a site that can accommodate commercial and hotel uses.     YOTEL, San Francisco, CA
    After years of working through city approvals and construction hurdles due to the building’s historic past, the brand new Yotel San Francisco opened its doors to guests recently. Designed by BAR Architects, the hotel has 203 unique guestrooms. The hotel also includes a 24-hour fully equipped gym, an open-air rooftop terrace with 360-degree views of San Francisco, and Alta, a restaurant curated by Michelin star chef Daniel Patterson. With a focus on efficiency and the goal of saving time for its guests, the tech-forward hotel went away from a traditional front desk in the lobby, and instead installed several check-in and out kiosks to help keep its on-the-go business travelers from waiting. Cumming provided cost management, project management, and scheduling services throughout the development, helping to successfully navigate the unique design and construction challenges associated with converting a property with such storied charm.

    What are some of the memorable or key events of SMPS that your firm has been involved with?
    I will be facilitating the upcoming Diversity & Inclusion Workshop for the San Francisco Bay Area Chapter, scheduled on October 21, 2020.
